A Home Inspection is performed for clients considering the purchase of a residential propery. The purpose of the inspection is to provide you an assessment of the functionality of the essential components of the property you have decided to purchase, as well any potential safety issues observed.
A home inspection will not reveal every concern that exists or could ever exist, but only those material defects observed on the day of inspection.
1. On-site home inspection (approx 3.5 hrs)
A non-invasive, visual examination of the following essential systems and components is performed:
Structure, Foundation Exterior Roofing Electrical Plumbing Heating, Ventillation, Air Conditioning Doors, Windows & Interior
2. Detailed Inspection Report (available next business day)

This is an informal, limited review of the condition of key home components potentially affecting the value of the home, as well as any obvious safety issues. The purpose is to educate you about the home, answer your questions, and evaluate the general condition of the home.
This is not a substitute for the complete inspection, which is absolutely necessary, but a way to educate yourself before you make an offer on a home.

Did you know Florida law requires insurance companies to offer homeowners premium discounts for existing building features or home improvements that reduce damage and loss from hurricanes?
A wind mitigation inspection is performed to assess your homes ability to withstand storm force winds experienced during severe storms and hurricanes. New and existing homeowners often have this verification performed to maximize available insurance discounts.
Wind mitigation is the implementation of certain building techniques / features in order to limit damage caused by intense wind. A Wind Mitigation Inspection checks for compliance with the updated 1994 South Florida Building Code or 2001 Florida Building Code. Areas reviewed are (ref: Citizens Insurance)
During a wind mitigation verification inspection, an inspector fills out the Uniform Wind Mitigation Verification Form (OIR-B1-1802) for submittal to your insurance company. The form has recently been updated with very specific criteria, including the need for photos, copies of building permits and materials documentation. It is in your best interest to obtain permit information (city or county code enforcement office) and material documentation (window, door, shutter receipts) prior to your wind mitigation inspection.
Insurers must accept a mitigation verification form if it is signed by a home inspector licensed under Section 468.8314, Florida Statutes, who has completed at least three hours of hurricane mitigation training and completed a proficiency exam. (Ref: Florida Office of Insurance Regulation Memo Dated August 2, 2010)
A Four-Point Insurance Inspection is typically performed for homeowners at the request of their insurance company, typically for those looking to update or change their current insurance policy or for older homes. It is less in scope than a standard home inspection, limited to a visual survey of the following:

Always ask your insurance company exactly what they are looking for, to prevent multiple submissions and inspections.

Partial or 'Limited' Home Inspections are performed for home owners on a single or selection of subsystems. Typically, a home owner has a concern or known issue in a part of their home and needs a more detailed inspection of the area to determine the overall condition:
For example, you may see staining on an interior ceiling and wonder if there is an active leak. Or rot is observed on facia or soffits and you wonder if you have a larger problem. A limited home inspection will give you the information you need to understand the condition of your home so you can take appropriate action.
