Beachside Home Inspection is a full service Home Inspection Company. While our rates are certainly competitive, please consider the quality of the service we provide. This is not a service which should be judged on price alone, you generally get what you pay for.

All fees due immediately following the inspection. Currently accepting payment by check or money order.

  •  1.  Complete Home Inspection - For The Home Buyer

    A Home Inspection is performed for clients considering the purchase of a residential propery. The purpose of the inspection is to provide you an assessment of the functionality of the essential components of the property you have decided to purchase, as well any potential safety issues observed.

    A home inspection will not reveal every concern that exists or could ever exist, but only those material defects observed on the day of inspection.

    1. On-site home inspection (approx 3 hrs)

    A non-invasive, visual examination of the following essential systems and components is performed:

    • Structure, Foundation
    • Exterior 
    • RoofingWelcome First Time Homebuyers!
    • Electrical
    • Plumbing 
    • Heating, Ventillation, Air Conditioning
    • Doors, Windows & Interior

    2. Detailed Inspection Report (available next business day)

    Your BEACHSIDE Home Inspection customized report will contain the following:

    • Summary page of significant findings for quick reference
    • Photos of key components and major material defects
    • Detailed breakdown of inspection observations
    • Identification of items requiring further attention
    • Pre-closing inspection walk checklist

    Service Fee

    Full Inspection: $350 (<2500 sq ft). Add $50 per additional 1000 sq ft.

  • 2.  Pre-offer Home Evaluation - HomeEval

    This HomeEval is an exclusive BEACHSIDE Home Inspection service!  Why wait until after you have made an offer on a home to have an understanding of it's general condition?  While you are narrowing down your home search, and before you make an offer, we will evaluate the condition of property with you in accordance with the BEACHSIDE HomeEval Checklist.

    This is an informal, limited review of the condition of key home components potentially affecting the value of the home, as well as any obvious safety issues. The purpose is to educate you about the home, answer your questions, and evaluate the general condition of the home.BEACHSIDE HomeEval Service

    This is not a substitute for the complete inspection, which is absolutely necessary, but a way to educate yourself before you make an offer on a home.

    Wether you use the on-site service or not, the BEACHSIDE HomeEval Checklist is yours to utilize.


    Service Fee:

    HomeEval Checklist: $60 per property or 3 properties for $150. Includes on-site evaluation and completed checklist

  •  3.  Home Seller Inspection (Move In Certified Program)

  •  4.  Four Point Inspection

    A Four-Point Insurance Inspection is typically performed for a homeowner when requested by thier insurance company to obtain a new insurance policy or renewing an existing policy. It is less in scope than a standard home inspection, limited to a visual survey of the following:

    • Roof Inspection 
    • Electrical Inspection
    • HVAC (Heat, Ventilation, Air Conditioning)
    • Plumbing

    BEACHSIDE Home Inspection utilizes the Citizens Approved Universal Four Point Insurance Inspection Form which must be filled out by a certified InterNACI home inspector.

    Service Fee:

    $175 includes on site inspection and completion of Four Point Insurance Inspection Form. Add $50 per additional 1000 sq ft

  • 5.  Wind Mitigation Verification

    Wind mitigation is the implementation of certain building techniques in order to limit damage caused by intense wind. Items verified include:

    • Roof Coverings
    • Roof Deck Attachment
    • Roof to Wall Attachment
    • Roof Geometry
    • Wall construction type
    • Secondary Water Resistance (SWR)
    • Opening Protection

    Many insurance companies offer reduced insurance premiums if certain wind mitigation techniques have been implemented in a home and can be verified by formal inspection. Requirements for premuim reductions are very much particular to each insurance agency, including which individuals / companies they accept completing the Uniform Mitigation Verification Inspection Form. It is essential to check with your insurance company before paying for Wind Mitigation Inspection.

    Note: The My Safe Florida Home progam expired on June 30, 2009. Grants providing for free inspections are not longer available due to budget cuts, but may be resumed in 2010.

    Service Fee:

    $175 ($50 when performed as part of complete home inspection). Add $50 per additional 1000 sq ft.

  • 6.  Mold Inspection

    Mold naturally exists inside and outside of homes. If you suspect you have a mold problem in your home, a mold inspection may be appropriate. A mold problem is when excessive amounts of mold exist in an evironment condusive to further mold growth

    A mold inspection is a non-invasive, visual examination of the readily accessible, visible and installed systems and components of the building, as outlined in the IAC2 Mold Inspection Standards of Practice and includes:

    • moisture, temperature and humidity measurements;
    • at least three air samples (one indoor and two outdoor); and
    • possibly one surface sampling at an area of concern 

    The inspector shall reportIAC2 Mold Inspection Certified

    • moisture intrusion
    • water damage
    • apparent mold growth
    • conditions conducive to mold growth
    • the results of laboratory analysis of all mold samplings taken at the residence
    • any system or component listed in the Standards of Practice that was not visually examined, and the reasons they were not inspected

  • 7.  Annual Checkup

    Your home is arguably your most significant and important investment. Ensure the safety of your family and integrity of your home by having an annual home checkup. This is a follow up service for BEACHSIDE Home Inspection clients who have had a complete home inspection performed. The inspection targets safety and material defects affecting the value and condition of your home.

    Service Fee:

    $75 includes on site visit and report addendum

    A Green Certified Class I / II Inspection checks the components of your house which directly contribute to energy savings and losses, operating costs and impact on the environment.
